A Macon-based company is seeking to rezone 3.5 acres at the entrance of the Estates at Brooke Park subdivision in hopes of building a 3,875-square-foot gas station.
The Cherokee County Zoning Commission will hear the case at its meeting Tuesday at 7 p.m. at the Cherokee Conference Center at the Bluffs.
Jim Rollins of Peach Consolidated Properties made the request of the county to rezone the land from neighborhood commercial to general commercial, which is necessary to allow construction of a gas station there.
Rollins said Friday that he held a public meeting with residents of the area in April to hear their concerns on the proposed building project.
He said they had plenty of concerns to report.
Residents in attendance at the hearing aired worries with potential disruptions to the atmosphere of their neighborhood including noise, lighting, gasoline odor and traffic, he said.
Neighbors argued any traffic caused by Rollins’ proposed gas station would only add to an already difficult congestion problem at this spot on Highway 20, the developer said.
These issues have been further complicated in recent years by the numerous new businesses opening as part of Canton Marketplace and the resulting road work.
Rollins said he thinks the neighbors’ distaste for the construction that has already taken place with the development of Canton Marketplace several years ago has spurred on their apprehensions about his gas station, but he contends that his gas station wouldn’t make things any worse.
“They are concerned about things that exist in their neighborhood now,” he said. “They’re upset I think at the traffic congestion and everything that occurred (with the other development). I think before I got (to the hearing) they were already upset from the last rezoning.”
Rollins said he has also heard concern that a side entrance may be put in, causing disturbance to residents of the Estates at Brooke Park, but said that a planned retaining wall behind the station would make that unlikely.
